AGENT'S PERSPECTIVE - Home Improvements

Most Realtors will tell you that improvements to your kitchen will add more value to your house than just about any other interior changes. Many buyers focus on the look and feel of the kitchen. If it’s outdated or shabby, they might move on to the next house. Kitchen improvements don’t necessarily need to be expensive. Cosmetic changes can make a huge difference in the way your kitchen looks and feels. Your kitchen should feel inviting; colors can have a lot to do with the allure. Light colors in sunlight or with interior warm lighting can really brighten up a room. Remember, the less clutter the better.

Fresh paint, throughout, is always a relatively inexpensive way to get the biggest ‘bang for your buck’. Installing new light fixtures, door hardware, and plumbing fixtures can really make a major difference. Adding new moldings and trim to ceilings, baseboards and around doorways can completely change the feel of the home. Moldings can make a modest, plain appearing house look more expensive, and give it a custom designer look. Home maintenance not only helps provide a healthy and safe environment, it protects your financial investment. A well maintained house usually sells quicker and for more money.

To start, get a pencil and paper and take full inventory of all repairs that need to be made; then make a separate list of improvements you would like to make. Organization is half the battle. Once you’re organized do some research on what it will take to accomplish your improvement goals. Get ideas by viewing model homes or homes being held open “for sale’. The more you educate and prepare yourself the more successful you will be.
