Agent's Perspective - Golden Gate Sotheby's Announces "Next Level Concierge" A Program That Goes Beyond All

Golden Gate Sotheby’s International Realty, known for its elite network of 500 top performing agents in the Bay Area, has announced the roll out of an unprecedented new program directly benefiting sellers: introducing Next Level Concierge.

With Next Level Concierge sellers now have access to bundled/streamlined cash-free property preparation services unmatched by the competition. Once an agent has a listing agreement with a home seller, they can enroll in the Concierge program, and then will be put touch with a home Administrator. The seasoned professional designers are scheduled to review the property to ascertain the work needed for the seller to get the highest return on the improvements with the least investment, to prepare the property for the market.

The costs that can be covered by the program are more expansive than other offerings, these can include structural repairs, handyman, painter, roofer, landscaper and in most cases professional staging. The program can also cover inspections, moving and a stay at a four-star hotel during the renovation and repairs.

Unlike some of the competition, this program reduces the seller’s risk by only working with vetted, licensed and insured vendors, protecting both the seller, as well as agents, from any potential liability exposures. This means that the seller doesn’t have exposure to unlicensed contractors, potential worker’s compensation claims for someone being injured on your premises, or uninsured third parties (claims of which would otherwise fall on the homeowner).

All liability is assumed by the Administrator for people working in your home.

The Next Level Concierge Administrators have had extensive experience in the residential real estate space, and fully understand their client’s need for professionalism, speed, and great results at great prices. Administrators works with the agent and project professionals managing timelines so that when a home hits the market it is presented in its best light and on time.

Agents stay involved to the extent they feel is valuable and can reduce their role acting as general contractors. This allows their focus to move towards the most important aspect of the home sale, the marketing. Agents can put their focus on finding buyers and providing global exposure of the home to expedite the sale process and achieve the highest price.

Additionally, there are no up-front costs incurred by either the seller or the brokerage/ agent to get started, and no loan documents, allowing the process to move along much faster. The client will receive a quote for the proposed work, which includes all costs - as well as being provided the necessary capital needed until the close of escrow. There is no cap to funding (given a realistic ROI on improvements and equity in the home). There are no hidden fees. The cost of work is covered until expiration, cancellation, or removal from the market.
